Apartments & condominiums

The Novoclimat program is available to apartment and condominium buildings of seven storeys or less that use electricity or natural gas as the main source of energy. These buildings must be targeted for construction or major renovations.

The types of eligible buildings may be private (condos, apartments) or social (2-3 rooms, 1 room or 1 room without facilities). Transformation or recycling projects may be eligible if they satisfy all Novoclimat requirements.

Many advantages are available to you if you opt for a Novoclimat apartment or condominium:

  • more efficient dwelling units in terms of energy consumption, which will help you save on your energy bill;
  • superior comfort that keep bothersome drafts to a minimum because the walls are more airtight; 
  • better air quality on account of the mechanical ventilation and heat recovery system that brings fresh air into the main rooms; 
  • better temperature control due to the use of electronic thermostats and more specifically to the use of superior insulation and of energy efficient windows that help keep warm air inside in winter and cool air inside in summer.

Financial assistance

Please note that purchasing a condominium in a Novoclimat-certified building does not make the owner eligible for financial assistance. It is the project developer who benefits from financial assistance options.

If you wish to take advantage of the 10% CMHC insurance premium rebate upon the purchase of an energy efficient home, ask the project developer for a copy of the Novoclimat certificate.

List of Novoclimat buildings

The developer is responsible for the entirety of the work carried out under the Novoclimat program. A building of 4 dwelling units or less (duplex, triplex or quadruplex) is eligible for Novoclimat certification as long as it is built by a contractor certified by the Department and that it meets the requirements of the Novoclimat program for dwelling units. For apartment or condominium buildings of 5 units or more, the project developer does not need to be certified under the Novoclimat program. However, the developer must use the services of a Novoclimat-certified ventilation specialist for the installation of the ventilation system.

The role of the ministère des Ressources naturelles et de la Faune is to ensure that the work complies with Novoclimat requirements at different phases of the construction. These verifications generally allow the Department to proceed with the certification of the building under the Novoclimat program. However, the Department cannot stand in for the developer and guarantee that a building will be Novoclimat-certified when the status of the building is referred to as being "under construction" in the lists below.
